Are you wondering what the new requirements for Milestone Inspections and Structural Integrity Reserve Studies (SIRS) are now that the first “Glitch” legislation fixing previous issues has been passed and signed?  Are inspections required sooner for oceanfront buildings than inland ones?  Do you actually need an engineer or architect to conduct the inspections?  Is the deadline to complete these inspections/reports December 31, 2024, 2025, or 2026?  Can you use a building inspection report completed in 2020 to comply with these new inspection requirements?  Great, we have these reports… What do we do now?  What authority do local jurisdictions have to change these deadlines?  What is a Phase II inspection anyway?  When is SIRS funding required to be in place?  Can you pool non-SIRS and SIRS funding, and if so, can they be pooled together in the same account?
